Clients (the people (or organization/business unit/department, etc.) for whom the project is being undertaken comes with facilities or sites owned or leased by, or under the control of them.

The land shall be acquired from the collector for the purpose of constructing the discussed programmes. The process includes securing products and services needed to complete the project on time and within budget.

The brief, written by a client, explains the ins and outs of a project to the agency who’ll be working on it.

The aim of a client brief is to convey what idea does the client have in their mind and what programme they need to build and define the end result they expect. This document thus, aligns all contributors with the project requirements and expectations.

The land shall be acquired by the BMC from the private owner for the purpose of constructing the above programmes, since the plot is reserve for open space and education NGOs will facilitate the project by conducting focus group discussions with the community towards the creation of self help groups , conducting feasibility study and design drawing.

Total stations will be used for the survey of the site,  existing structures , trees, levels and existing services.  Datums will be marked on site with the help of existing structures.

Conceptual designs shall be produced on the basis local knowledge that comes into play at the site , understanding their patterns and then integrating it to design. This comes about through observing specific socio-spatial practices on the site to get a  description of its lived spatial detail. These observations formulates the context for its institution, programmatically as well as typologically .

Rs.2500 per square feet shall be considered an estimate on the basis of the ready reckoner rate. 

Finalization of design shall be based on prioritization of  the various issues faced by the stakeholders.

Approval drawings will be created by the architect to ensure that the areas are within the approvable limits and the building is within the regulations of the DCPR 2034.  The drawings include area calculations, dimensions of side and front open spaces, the height of the building and FSI calculations.

Mechanical, electrical, plumbing consultants and structural engineers will give their valuable inputs regarding the structural design of the building which includes  depth of foundation, sizes of columns, thickness of the slab, details of reinforcement etc. if any specific mechanical systems are used, they are provided by the MEP consultants including electrical diagrams and  plumbing layouts. (water supply, waste water, sewage systems)

Drawings provided by the architect that give detailed dimensioned, graphical information that can be used by a contractor to construct the works, or by suppliers to fabricate components of the works.  (Link)

Bill of Quantities is a document that is used in presenting the items, amount of labor, and materials to be used for construction purposes. (Link)

The proposal put up in the BMC shall be given IOD after which a commencement certificate is issued to complete the work up to  the plinth level.  Additionally, several other NOCs are required during the preconstruction stage. This process is followed up by the architect carrying out the licensing work. 

Tender is an invitation from the owner to the contractor to execute some work at specified cost in specified time. It is published in the form of tender notice in news papers, notice boards, gussets, etc. according to the cost of works. 

Tender drawings are prepared by the architect so that the bidder can understand and co-relate the BOQ with the design drawings. Tender drawings consist of basic measurements, the height of the building, room sizes and general specifications along with the BoQs and measurement sheet. The rate column is  left empty for the bidder to fill. 

Tenders are floated to ensure that a suitable contractor is selected based on the contarctor's scope and the quality of their past work.

Tenders are analysed and contractors are chosen on the basis of fairness of the rates quoted by them and the quality of construction they are capable of carrying out.

Cleaning of boulders, debris, shrubs, weeds etc from the site. Putting a signage board indicating that it is a construction site. Issuing GFC drawing with basic dimensions and offsets from the neighboring structures.

Excavation is the process of moving earth, rock, or other materials.

Shoring is the provision of using a support system for trench faces which prevents movement of soil, underground utilities, roadways, and foundations.

Construction and installation of the foundations that support a building or structure. Foundation is laid by pouring and curing the concrete or installing pre-cast concrete foundation elements.

The Plinth height is provided essentially to protect the superstructure from dampness, which may seep in due to direct contact from the ground. The top plinth level is provided with the damp proof course, which gives additional protection against dampness.

A horizontal load-bearing structure that supports the form lining and transmits stresses into the shoring is the foundation of a slab formwork. Wooden or aluminum girders are crosswise mounted and coated with the form lining of choice for girder slab formwork. This design enables simple alterations to handle various loads and ground plan geometries.

Curing is the process of maintaining satisfactory temperature and moisture conditions in concrete long enough for hydration to develop the desired concrete properties. By watering the concrete for 28 days, its strength will have reached 99% and continues to gain strength in the future.

Without proper hydration of cement, concrete will never gain the designed strength.

 

 

The forms are removed when the concrete gains its design strength by hardening and can resist the load occurrence on its own.

are updated sets of drawings that a contractor submits after the project is finished. They offer an accurate picture of the finished project and take into account all changes and revisions made during the construction process. 

Occupation Certificate issues the permission to occupy the building by the Municipal Corporation/ Concerned Statutory Authority .At the end of the construction work on site, Architect issues a Completion Certificate. An inspection is carried out by the concerned statutory authorities to determine compliance with the conditions mentioned in the commencement certificate. After this verification and compliance, occupation certificate is handed.

At the end of the construction work on site, the Architect inspects the work for 

1.  Completion as per approved plans, workmanship, relevance and working of building systems -     water supply , drainage , lift , fire etc.

2.   Fittings and Fixtures are installed and are working, Internal Road and Approach Road Development is completed, Lift and Fire Fighting Systems are in working condition. 


Completion Certificate is issued by the Municipal Corporation after the Architect/ Engineer submits a completion report certifying the workmanship, materials used, and compliance with the construction rules along with all No Objections Certificates are obtained such as Drainage, Road, Water, Encroachment, Lift from Public Works Department, Fire Fighting, etc.
